Before you fall in love with the view

The land has to work before the house does.

I ran into some of these building my own farm. You shouldn't have to. This is what I check on every property.

Zoning
What you can build, which animals you can keep, and whether the barn or arena you want is allowed.
Septic
Whether the soil supports a system sized for the house you have in mind, and where it can go.
Water
Well or utility, how much you can count on, and what it takes to get it to the barn and pastures.
Terrain
Drainage, slope, flood exposure, and how much of the acreage is usable pasture.
Build sites
Where the house, barn, and driveway can sit once setbacks and slope are counted.
Access and privacy
Road frontage, easements, and what the neighbors can see from where.

Who I work with

You don't have to ride.

If you want five or more acres, a real barn, room for animals, and some privacy, we'll get along. Some of my clients are moving to Middle Tennessee. Others already live here and want more space. I'm down to earth and easy to work with, and I care deeply about communication, so you always know where things stand. I can't wait to connect with you.

About

Hi, I'm Tiffany.

I grew up riding in Virginia: hunters, jumpers, fox hunting, and eventing. I rode NCAA at the University of Georgia, then spent fifteen years as an Army officer.

I've lived in Williamson County for more than 20 years. I'm a widowed mom of two, and I built my farm in Thompson Station from scratch. I live there with three horses, chickens, dogs, and cats, so I know what a barn, a pasture, and a well take in time and money. I sell land, luxury homes, and farms across Williamson County and Middle Tennessee.
